Maintaining your Lake District Holiday Cottage

We all wish that owning a holiday cottage in the Lake District was not only simpler but cheaper too. As an experienced holiday letting agency we try our best to offer advice and ensure our property owners don't get any nasty surprises when it comes to replacing things, repairs and maintenance. Unfortunately we live in the real world and often things do just give up on us, and it always seems to happen at the worst time.

To help avoid these nasty surprises we've got some suggestions that we hope will help you with your Lake District holiday cottage! 


Although it’s a bit of a bore we highly recommend booking a block of time out for maintenance of your holiday property. You can block out a week in your letting calendar in low season (when bookings are likely to be at their quietest) and use that time to get multiple jobs done at the same time. Decorating rooms on rotation, mandatory annual servicing (gas servicing for example), deep cleans and seasonal tasks (clearing fallen leaves, tree maintenance etc) are the kind of jobs that are good to plan in. Planning ahead will reduce the likelihood of any nasty surprises!


This runs alongside planned maintenance. Holiday letting in the Lake District is VERY competitive. Lots of visitors like to come on holiday here but they have plenty of different types of accommodation to choose from. We always want our Lake District holiday cottages to look their best. Replacing carpets, getting new frying pans & oven trays and re-grouting tiles in bathrooms are things that make a difference to a guests stay. Guests are much more likely to return to your holiday property if they can see it's loved and looked after.


Of course the mandatory tasks such as gas servicing are carried out at all our holiday properties, but think about other things too. Servicing your boiler once a year is something we always recommend, not just because it's a good thing to do but so you have control of any upcoming maintenance costs as well. Boilers seem to know when we rely on them the most and then they decide to break!


If you or your friends are staying at your Lake District holiday cottage make sure you allow a bit of time during your stay to test things. Locks on bathrooms, curtains & blinds in rooms that aren't often closed, beds & bedding in rooms that you rarely used are good examples of things we recommend you test.  Although not expensive to fix or replace it's nice to get things dealt with in your own time (or ask us to deal with these jobs), rather than in a rush to ensure a guest’s stay isn't disrupted (or even worse when you're relaxing on a beach somewhere....and we call you about 'that blind')
